About Delphi Affordable Housing Group

Delphi Affordable Housing Group is a real estate development and consulting firm specializing in financial structuring, due diligence, development and syndication of affordable housing.

Our mission is to build value through the development, investment, and management of affordable housing communities.

Our Story

Delphi was founded in January 1997. As a developer, Delphi has acquired and rehabilitated multifamily properties that are tax credit eligible by utilizing bond and tax credit financing. The company has acquired and renovated over twenty multifamily properties consisting of more than 3,000 units. In addition Delphi has consulted on projects consisting of 4,000 units. Delphi's consulting clientele includes housing authorities, non-profits, and for profit developers.

We believe our most valuable assets are the people who work every day to improve every project, every time.

Our Team

As the founding partner of Delphi Affordable Housing Group, Mr. O'Dea is responsible for the strategic direction and overall management of the company. He has more than twenty-five years of experience in corporate and partnership taxation, law, real estate, accounting, and financial analysis.

Prior to the founding of Delphi in 1997, Mr. O'Dea held the position of President at Intrust of Texas, where he was involved in providing technical assistance, financial structuring, and underwriting of over twenty Low Income Housing Tax Credit Projects. Mr. O'Dea's knowledge and experience also includes employment at Coopers and Lybrand as a Tax Specialist, Hershey Foods as a Tax Attorney, and at Rite Aid Corporation as Corporate Tax Director.

Mr. O'Dea has taught several undergraduate level courses in the areas of Accounting, Business Law, and Federal Income Taxation, and has also given presentations at several seminars on structuring affordable housing transactions. He also serves on the Advisory Board of the Villanova University School of Business Real Estate Center as well as the Advisory Board for IRHP.

Mr. O'Dea is a graduate of Villanova University with a B.S. in Accounting. He continued his education at the Villanova University School of Law where he received his J.D.


Ms. Grandt joined Delphi Affordable Housing Group in 1998 and is primarily responsible for overseeing pre-closings and closings, legal structuring, contract negotiations, and due diligence. She also is responsible for implementing and ensuring that business strategies and policies are developed and applied, identifying potential issues that may arise during the due diligence process, and she also assists in the financial negotiations of transactions.

Ms. Grandt has over 25 years of experience in legal, real estate, and general corporate issues. Prior to joining Delphi Affordable Housing Group, Ms. Grandt was employed at Advanced Micro Devices as a Contract Administrator. She has also worked as a Corporate Paralegal at the nation's largest radio broadcasting company, Capstar Broadcasting, later known as Clear Channel Communications Corporation, and at M.D. Anderson Cancer Center in Houston.

Ms. Grandt received her B.S. from the University of Houston.

Ms. Hudson joined Delphi Affordable Housing Group with more than 25 years in the multi-family apartment industry. Her extensive background includes managing properties in conventional, low-income housing tax credits, Section 8, and HUD financed projects.

As Asset Manager, Julie oversees asset and property management and fiscal operations. With a hands on approach, Julie involves herself with properties in routine site visits, financial reviews, and operating budget oversight. Additionally, she is instrumental in site selection, development, and in the construction phases of new projects for placement in Delphi's portfolio.

Prior to joining Delphi, Julie served as District Manager for Capstone Real Estate Services in Austin, Texas. Julie has lived in Austin for 9 years.
